Staging Your Home to Sell

Back to Sellers' Tips Library

Shakespeare's famous quote, “All the world’s a stage,” may not have been specifically meant for the real estate industry, but it is an adage that applies well when you are preparing your home to sell. This is the time to set aside personal tastes (in favor of those of your potential buyers) to achieve the two main goals of staging:

  1. To sell your home as quickly as possible and
  2. For the highest price as possible

The good news is that successful staging can often be achieved with minimal cost if you are willing to put some time and energy into “setting the scene”:

De-clutter and Deep Clean –Store away bulky, over-sized furniture, family photos and knickknacks until you are settled in your new home. Get rid of all clutter. Organize and pare down closet contents to maximize the appearance of storage. Deep clean everything – a sparkling home sends a message to buyers that it is also well-maintained.

Freshen Up – Wipe down all walls and wood trim and consider updating your paint colors with sophisticated neutrals like “greige”, a flattering blend of beige and grey. Polish wood floors to revive their shine and steam clean or replace worn carpeting. Eradicate any unpleasant smells.

Curb Appeal – Power wash walkways and refresh paint, especially around the front door. Whether you have a sprawling front porch or just a little stoop, make it dazzle buyers by giving it a deep clean and adding pops of color with flowering pots.

Set the Stage – Once buyers are through your door, it’s show time! Let your home tell the story of what a fabulous, gracious life can be lived within its walls. Turn on all the lights and employ mood lighting where you can. Every room should have a clearly-defined purpose to help buyers visualize living there. Use eye-catching settings at all your eating areas to evoke a festive mood. Fresh and fluffy towels and new, fragrant bars of soap in spotless bathrooms create a spa-like atmosphere that makes buyers want to linger.

Don’t forget the Backyard – Consider your deck or patio to be another “room”. Power wash this area and arrange an inviting seating area to draw buyers outside. A colorful umbrella in the summer and a ready-to-light fire pit in the fall (maybe with s’mores supplies in sight?) will surely help your home receive calls for an encore performance!
